Bryan introduces new Traditions partner

Bryan city officials announced Tuesday that it has entered an agreement with Huddleston Group to take over the management of Traditions Golf & Country Club.

Through a new entity known as "Traditions Acquisition Partnership, L.P.," the group of Aggie investors has agreed to purchase loans relating to the golf course and development. They will acquire the interests of South Carolina-based Melrose Co. in the 943-acre golf and housing community in west Bryan, which partnered with the city in 2003 on the development.

The investors include Texas A&M graduates Billy Pete Huddleston, Huddleston's son-in-law, Peter Currie, a Traditions homeowner; Spencer Clements, a Houston-based golf course operator; and Mike Rupe, a Traditions property owner.

Similar to its agreement with Melrose Co., the city will share lot sale profits with the company, Deputy City Manager Joey Dunn said.

City officials said Friday that the new partnership would have no effect on Texas A&M's use of the golf course.

The university's golf team practices at the course and the university hosts its tournaments there.

The Traditions project is worth $85 million and includes the golf course, club house and residential development. There are also more than 100 homes and 235 lots that have been sold there.

Melrose Co. announced in December that it was halting construction, initiating layoffs and cutting costs to counter the sinking national economy.

Bryan has been working on this problem for over a year, evidenced by only a 3 1/2% increase in major crimes during 2008. As a reference point only, our neighbor to the south had an 17% increase. As to the improvement every month: where are you getting your numbers?

Beck and the worst streets in Bryan pass near it and through downtown. The hotel Bryan has a armed guard at night. Some of the other places talked about have 24/7 private security. Few in Bryan can afford private body guards. Day time is fine as some have stated. Weekends and night the panhandlers come out and the drugs and intoxication starts. Bryan is working on this problem now and it is improving every month now. This area may have the lowest crime rate in the city at the expense of all the other 99.9% of Bryan Residents.

I have more problems with christians, pushing their beliefs on me, than I do with gays. I have an even larger problem with BPD spokesperson Leslie Malinak stating, on May 29, 2008, that the department had no record of serious criminal activity in (so far) 2008. To most normal people, Aggravated Assault is a serious crime. The KBTX article below indicates this statement was made by a person out of touch with the department or that is a flat out liar since the Aggravated Assault was committed in March 2008. In either case, this spokesperson needs to be terminated. And cleaning out Conlee and his buddies would be appropriate also.

The following downtown businesses are open after 6pm: Earth Art, Casa Rodriguez, Caffe Capri, Fibertown (24hrs), Murphy's Law, The Village Cafe, Square One, Subway, Papa Perez, Madden's Casual Gourmet, Mr. G's Pizza, Revolution Bar, The Stafford Opera House, River Bridge, LaSalle Hotel, The Creative Space offices (often until midnight), GKG.net + local event Centers including The Cotton Exchange, The Kyle House, Bryan 202, The Astin Mansion + there are two new restaurants opening this summer. Before 6pm you'll find the law offices, BrazosArts, Wired Ranch, JiMini, The Attic Antiques, Unpainted Furniture, Atlantic Aviation's BCS office, The Parker Astin Hardware Store, Heritage Menswear, Dollar General, The Brookshire and Medical Pharmacy, Corner of Time, Old Bryan Marketplace, Discount Carpet, The Rent-To-Own Store, The Post Office, Tax Assessor's Office, CASAS, the CEOC and half a dozen software companies + more. So, downtown is coming back. Retailers typically arrive last in the redevelopment cycle, so we expect a few more soon.

Back in the 40's, 50's, and 60's Eugene Edges, WSD's, Parker Astin Hardware, Jarrot's Pharmacy, Ellison's Pharmacy, Colson's Corner, J.C. Penny's, Woolworth's, Congdon's Bakery, Ken's Radio & TV Shop, Dishman Pontiac, etc. closed at 5:30 or 6:00. What business are located downtown now that have a reason to be open past 6:00 p.m.?

Police department spokesperson Leslie Malinak would disagree with you. "From 2005 to 2007, the Bryan Police Department recorded one assault, three robberies of a business, two robberies of a person and one report of a stabbing or gunshot wound. The department has no record of serious criminal activity in the downtown area in 2008." The recent murder was eight or nine city blocks away. While I disagree with the city's expenditures downtown, the truth should be told about safety in the area.

Spadley investment in downtown is good but his description is lacking. Ever wonder why store downtown close at 6:00. Not hard to guess. If you are not a cross dresser, gay or gang-banger downtown has nothing to offer. One of the big problems of the hotel is it is unsafe after dark. Yes optical cables are available but real reason behind location is dirt cheap property. It is true there are some high prices but it took the Mayor over a year to rent out his prime space and that was done with some "special" coersion. Good luck downtown Bryan, glad I sold out when I did.

Oh absolutely, but at whose expense. The city is considering a $4 Transportation Fee. Would it have been necessary if the millions spent on downtown had been spent on the roadways that were in need? That's it, hit the retirees and low income folks of Bryan so as to pave over downtown and give out 000's in facade grants.

Comment Title: Negative Comments About Bryan Disappointing
Dear Neighbors: Briefly I’d like to comment on some of the negative comments expressed about Bryan and downtown. I am comfortable telling you that many if not most of the negative comments are disappointing because they reveal a lack of awareness, prejudices (of various kinds) and even outright intellectual dishonesty on the part of the commentator. Since arriving here in 2000, I have seen many positive changes in Bryan and solid progress in community development and redevelopment. More specifically, I will address downtown redevelopment. Here are some downtown facts worth noting: -When our company started our work in downtown, there were fewer than 24 technology enabled workers downtown with an estimated combined annual payroll of less than $400,000. -Today in 2009 there are more than 120 technology enabled professionals downtown with an estimated combined payroll of more than $4,000,000. -Almost 90 of these professionals are employed by 20+ technology companies or “technology dependent companies” that rely on high technology to conduct their work. -The ratio of private to public investment downtown is approximately 2:1 – meaning that private investment is at least two times the amount of public investment. -Today, out of town & international companies lease almost 20,000 ft of downtown space for office operations and business continuity operations. -During Hurricane IKE, over 125 Houston-based professionals operated from downtown offices for over a week. Some were here for as many as 10-days. -Downtown is safe. Like any part of an active community there may be occasional crimes, but overall downtown is very safe. Recently there was tragic homicide in a vacant building, but that is singular and rare event. Northgate has experienced similar unfortunate crimes in the past years. No part of any city is completely without crime. Overall downtown is safe. Many people routinely to walk to work and home each day and have never encountered a problem – in over five years. -Restaurants: Needless to say, downtown is an excellent restaurant area and very popular with valley residents and tourists. -There are almost 30 apartments in downtown that stay full and there are tentative plans to add as many as 100 more in the coming 24-months. -Almost 50 miles of Cat5 and Cat6 cabling has been installed in downtown buildings to support new office activity. -Approximately 9 miles of new fiber optic cabling has been installed in downtown and buried all the way to Texas A&M – thus connecting TAMU’s network to downtown A&M activity. -The LEARN and TTVN networks are linked to downtown offices. -The Combined Emergency Operations Center is located in downtown – in the safest area in the valley during storms. -The bottom line is that downtown is a terrific asset for the entire community and every cent invested by taxpayers is being matched 2 to 1 by private investors – all of whom are borrowing money from banks. -The critics need to keep this in mind, banks are very conservative these days, but they are lending money to downtown redevelopers in Bryan-College Station and all over the United States, because downtown redevelopment is a great business that grows steadily every year. We are proud to work downtown and hope to always have some activity in downtown Bryan. Someone tell me again how this is going to recover in revenue an investment of $32M in taxpayer dollars. You hoorays need to remember the value of money and recovery is in tax dollars not total value. Do not forget the additional infrastructure cost ie underground wiring, police and fire. Sorry but I have driven on Bryan streets, seen the gay bars and cross dressing shows downtown, a city owned hotel that losses money everyday and a downtown that draws no one. Best thing Bryan has going for it is the investments of Mr. Adams and Miramount and the pea brain city fathers spit at him every chance they get. Good luck Bryan, I hope I am wrong.
